What documents do I need?

When applying for a new mortgage any new lender will need to confirm you are who you say you are, and that they can trust you to make the payments. Before any application is submitted, your broker will need the following documents. Having them ready can put you on the front foot – compared to your competition in the house buying process, who may also be looking to offer on the new home you want.

1 – Proof of ID

To submit the mortgage, we need to confirm you are who you say you are. The easiest way to proof this is your Passport or Driving Licence. Make sure they are in date.

2 – Proof of Address

We have established and confirmed your ID, we now need to confirm you live where you say you live. We can use any of the following:

  • Driving Licence (if not used for Proof of ID)
  • Bank or Credit Card or Mortgage Statement (these need to show your name and address) Online statements are fine but they need to be the downloaded PDFs. Screen shots/photos are not acceptable. 
  • Council Tax statement. 
  • Utility Bill. Gas or Electric (not a mobile phone or water bill)
  • HMRC Benefit Letter

3 – Proof of Income

We have confirmed where you live. We now need to confirm your income. 

If you are in PAYE employment

Your latest 3 months payslips (12 weeks if paid weekly) and latest P60 or previous March payslip as a minimum. Some lenders require confirmation from further back if using annual bonuses etc. Lenders are aware that a lot of employers now have online payslips so online copies are fine. 

Self Employed
Last 2 years Tax Calculations (SA302) and corresponding tax year overviews and 3 months business bank accounts. If you are self-assessment, you can log in and access these via your .gov portal. If you use an Accountant, they should be easily available directly from them. 

Other income
Any benefits, pension income etc. We will need the latest letter from the income provider for confirmation. Your broker will let you know the exact requirement if needed.

4 – Bank Statements

Latest 3 months bank statements for your personal salary fed bank account and also your “bills/main” bank account if you have more than one. 

Your personal bank statements are needed to confirm your income and also your monthly expenses and any other commitments you may have that may not appear on any credit reports. These could be child care costs/maintenance payments/travel fees. 

Just like payslips lenders are aware than a lot of these are now online. You will need to download the full PDF file for acceptable use. Screenshots will not be accepted.

5 – Proof of Deposit

Latest 3 months savings statements. 

Lenders need to know the source of the deposit. If you have saved the deposit yourself well done, fantastic. We know how difficult it can be to save enough for the deposit required. 

If the deposit is a gift then that is also fine. The lender will require a letter to confirm this from whomever is providing the deposit. This will be provided to you by your broker at the time of application. 

Applying for a mortgage can be a complicated process when you don’t know what you are doing. Always talk to a broker to get advice on what the best options are for you. You’ll potentially be providing a lot of documentation when applying for a mortgage. Having these in order prior to any application will make the process so much easier and stress free. Check names and addresses on all the documents are correct. This will avoid any unnecessary delays further down the line.
